




Minimum Stay Requirements

Standard Deposit Policy
A deposit equal to the greater of a one-night’s stay or 25 % of the total stay will be required when a reservation is made make. The balance due will be on the day of arrival.
Standard Cancellation Policy
A cancellation up to 14 days prior to check-in date will receive a deposit refund less a $50.00 cancellation fee. Cancellations 7 days or less prior to check-in date will be charged for the full reservation. No credit for late arrival or early departures. Refunds of deposit will be issued within 2 weeks of cancellation acknowledgment via email. No cancellation by PHONE - all cancellation MUST be in writing via email.
Special Event Deposit Policy
A deposit of 25 % of the total stay will be due at time of reservation. The balance due will be 60 days prior to arrival date. No cancellations or refunds after the final payment.
Special Event Cancellation Policy
If you cancel this reservation up to 60 days prior to your arrival date, your deposit will be refunded minus a $100.00 cancellation fee. There are no refunds for cancellations after 60 days prior to your arrival date unless we are able to re-book the room. Guests are responsible for the entire reservation. No credit for late arrival or early departures under any circumstances
Group Reservations
We welcome groups for two, three, and all four of our guest rooms. However, since we only have four guest rooms, we must require a 1 night or 25% deposit whichever is greater at the time of the reservation and full payment 30 days prior to the arrival date of the stay. Any cancellation prior to 30 days, the deposit will be refunded minus the $50.00 cancellation fee per room. After 30 days, there is no refund unless we can re-book all the rooms for the full price.
Check In/Out
Check in time is 4:00pm.
Any check in time before or after 4:00pm must be pre-arranged with the Innkeeper.
Check out time is 11:00am or before.
Smoking Policy
All guestrooms and indoor areas of the B&B are non-smoking. . Smoking is allowed on the side porch and in the courtyard only.
Pets
There are one very friendly small dog (Layla) on the property. However, she never goes in our guestrooms. Guests’ pets are not allowed on the premises.
Children
Children over 12 years old are welcome.
Accessibility
All of our rooms are on the second floor of the house.
Occupancy
Quoted rates are based on single or double occupancy. The Blue Room, Brides Room, and Lilac room can handle an extra person or two if necessary.
An extra charge is $50 per person during standard and summer periods and $89 a night during special event periods (Thunder in the Valley, Music Festivals, War memorial Events).
BC Manor (New Life Transformations) is privately owned and owner-occupied. The owners reserve the right to refuse service or accommodations to anyone for any lawful reason. Any behavior on the part of guests that affect the safety or peaceful enjoyment of other guests may result in eviction without refund. Guests’ pets are not allowed on the premises.
